		<description>Great advice in general, although in some situations property management makes a lot of sense.  For example, we are moving overseas for the next 4-5 years, and we are going to be renting out our house.  For practical reasons, we need the insurance of local property management in order to lead into any peace of mind while we are in Europe.  If we were in the area, of course, we could do it ourselves.

		<description>MDJ:  Getting a property manager is one of those things that seems perfect in theory, but not in reality.  Making it totally passive for 5% seems like a great idea, then when you find they&#039;re stealing from you, or they&#039;re renting to criminals behind your back or whatever you wonder why this person who is supposed to be helping you AVOID problems is causing them.

telly:  We&#039;ll be giving away a couple copies at least at some point.  If you&#039;re going to be in Toronto or Waterloo get in touch with us and maybe we can swing you a copy.  I still want to do the renting to students post with you at some point (my fault, I&#039;ve dropped the ball on that one)!  :-)</description>

As for the guaranteed &quot;party house&quot;, one of our student rentals is currently a frat house :( but the other was most recently occupied by students that actually left their shoes at the door and the place was always spotless with nice, smelly candles lit (yes, there was a female living there).  Both houses have 5 bedrooms.

Although the frat house isn&#039;t ideal, we haven&#039;t had to worry about vacancies in years (which has become an issue in the area) and generally the kids are pretty scared of my husband and the other owner so they clean up well after keggers. ;)

One thing we&#039;ve discovered is that it seems to work better if I (the sweet, understanding, female owner) rent out the rooms and my husband collects the rent and gives them sh!t if they trash the place.  A little good cop, bad cop I guess. ;)</description>
