		<description>I don&#039;t think, you&#039;re taking advantage of it.  I see it as investment opportunity.  I also see it as a win-win. The seller wants to get rid of it ASAP and you buy at a discounted price.   

Most of my deals are like this and foreclosure as well.    There&#039;s one time in 2007 when the seller wants to sell her cottage for $20,000 because they are about to divorce.    It&#039;s a good buy at that time.  When we made the cheque ready, they changed their mind because they went back together.    lol....   Now they want to sell it in spring of 2009 with the same price, and we didn&#039;t take it this time.   

There&#039;s a lot of deals out there, you just have to open your ears for it.</description>

		<description>We got a very very good price on a condo we purchased a few years ago.  The reason was that the guy ran into some money issues and needed money right away.  But he wanted to stay int he condof or another eight months.  So we offered very low because basically we were giving in on a weird term (letting him &quot;rent&quot; the condo from us after he had sold it).

He was happy because he got what he wanted - immediate access to the equity he had in the condo - and we got what we wanted - a condo downtown Toronto for way less than market value.  I am sure he would have liked to sell it for more, but in the end we were both happy.</description>
